How Wire Fraud Happens
Compromised Email Account
Cybercriminals often gain access to the email account of someone involved in the transaction—such as the buyer, seller, real estate agent, lender, or title company. This breach allows them to monitor communication and wait for the right moment to strike.
Deceptive Email Sent by Hacker
Once inside, the hacker impersonates a trusted party and sends fraudulent wiring instructions to the buyer or other involved individuals—often with convincing, time-sensitive messaging designed to pressure quick action.
Funds Sent to the Wrong Account
Unaware of the scam, the buyer follows the fake instructions and wires their funds—such as a down payment or closing costs—to the criminal’s account. If unverified, the money is often unrecoverable.
Closing Day
By the time the mistake is uncovered—usually on or just before closing day—it’s too late. The funds have been withdrawn or transferred, and recovering them can be extremely difficult or impossible.

Be cautious of any email containing wiring instructions. Cybercriminals target real estate transactions to steal large sums of money. When in doubt, pause and verify.

Always verify before you send funds. If you receive wiring instructions, call your contact at the title company directly using a known phone number—not one listed in the email. Confirm with your bank as well.

After sending funds, follow up immediately. A quick phone call to confirm receipt can help ensure your money reached the correct account.

If something doesn’t feel right, take action fast. Contact your bank, lender, and title company right away. If fraud is suspected, you may also need to alert your local FBI office.
